Brel in Brooklyn – ’n ou vennootskap word hervat

Laurika Rauch en Jannie du Toit het twintig jaar gelede laas as ‘n duo op die verhoog saamgewerk, maar Gautengers kry vanaf 20 Julie tot 1 Augustus die geleentheid om dié twee vooraanstaande vertolkers van Jacques Brel se werk in die pragtige nuwe Brooklyn Theatre in Pretoria te hoor. Die titel van die program is eenvoudig BREL IN BROOKLYN, en gehore kan verwag om ’n anderhalf dosyn van die beste Brel-skeppinge in ’n top-uitvoering te hoor. Die program word begelei deur twee briljante musici – Christa Steyn (klavier) en Sergio Zampolli (akkordeon). Die gesoute choreograaf en regisseur, Esther Nasser, is artistieke adviseur, terwyl ’n teaterspesialis wat in die tagtigerjare van sy eerste treë saam met die twee sangers gegee het, Hardus Koekemoer, die beligting en dekor versorg. Frikkie Kruger behartig die klank.

Vroeg in 1988 het Laurika en Jannie opslae gemaak toe hulle by die legendariese Club 58 in Hillbrow een van die eerste Afrikaanse kabarette aangebied het: VAN BERLYN TOT BAPSFONTEIN. Die “kabaretkonsert” soos regisseur Stephan Bouwer dit genoem het, is deur media en publiek – ook Engelstalig – met groot entoesiasme ontvang, en is dwarsoor die land aangebied. Regisseur Stephan Bouwer se volgende program – die bekroonde OP DIE HARTSTOG BOULEVARD – het hulle samewerking voortgesit, en so het die twee kunstenaars ’n betekenisvolle rol gespeel in die vestiging van ’n Afrikaanse kabaret-tradisie. In daardie opspraakwekkende aanbiedinge is telkens musiek “van Brel tot Briel” ingesluit, en alle moontlike emosies is aangespreek. Die twee kunstenaars het egter veral die verbeelding aangegryp met gunstelinge soos “MADELEINE” en ”SONG OF THE OLD LOVERS” waardeur hulle gehelp het om die werk van Jacques Brel, kleinkunsmeester van die twintigste eeu, aan ’n Afrikaanse gehoor bekend te stel. In die jare wat daarop gevolg het, het albei van krag tot krag gegaan en ’n indrukwekkende Brel-repertorium opgebou – Laurika reeds voor daardie tyd in Taubie Kuschlik se gewilde aanbiedinge THE BEST OF BREL en ENCORE BREL, en Jannie veral saam met Christa Steyn in die DE KLEINE MAN-tweeluik in samewerking met Ilse van Hemert.

Koop sò eiendom van die plan af

Indien jy eiendom van die plan af koop – of voordat jou huis gebou word – is die moontlikheid groot dat daar meer geldelike implikasies is as wanneer jy ‘n bestaande huis koop.

Die eerste kwessie is die deposito. Dit is uiters belangrik, sê Berry Everitt, uitvoerende hoof van die Chas Everitt International-eiendomsgroep, dat jy nie ‘n deposito vir ‘n erf of huis wat van die plan af verkoop word, moet betaal – of enige ooreenkoms om so ‘n eiendom te koop – onderteken voordat jy nie die geloofsbriewe van die ontwikkelaar en/of bouer deeglik nagegaan het en seker gemaak het dat hulle gevestigde ondernemings met ‘n bewese rekord van voltooide en suksesvolle ontwikkelings is nie.

“Jy moet ook seker maak dat jou deposito slegs in die trustrekening van ‘n prokureur of geregistreerde eiendomsagent betaal word – en nie in die bankrekening van die ontwikkelaar of bouer nie. Daar was die afgelope paar jaar al gans te veel voorvalle waar skyn eiendomsagente, bouers se agente en konstruksiemaatskappye deposito’s vir voorgestelde ontwikkelings ingepalm en spoorloos verdwyn het.”

Hy skryf in die nuusbrief, Property Signposts, dat die tweede faktor wat in gedagte gehou moet word, die feit is dat jy waarskynlik twee afsonderlike huislenings sal moet bekom – een om vir die erf te betaal en die tweede vir die struktuur – indien dit nie ‘n deeltitelontwikkeling is nie.

“Daar word dikwels na die tweede lening as ‘n ‘boulening’ verwys en dit word gebruik om die boukontrakteur in paaiemente te betaal namate bouwerk volgens die standaarde van die finansiële instelling voltooi word.

“As koper sal jy egter elke paaiementbetaling moet goedkeur en die bank opdrag moet gee om te betaal. Dit bring mee dat jy ‘n aansienlike mate van beheer het oor die manier waarop die werk voltooi word. En jy behoort dié geleentheid te benut deur die bouperseel gereeld te besoek en vakmanskap na te gaan sodat enige probleme dadelik uitgestryk kan word – en beslis voordat die bouer die laaste paaiement ontvang.”

Boonop, sê Everitt, moet jy nooit intrek of vir die sleutels teken nie voordat jy ‘n laaste deeglike inspeksie gedoen het en gesorg het dat die bouer skriftelik onderneem om enige gebreke te herstel.

“En laastens, as jy vir BTW geregistreer is of die eiendom in die naam van ‘n BTW-geregistreerde onderneming koop, behoort jy jou rekenmeester te vra hoe om BTW-betalings vir die koop van die nuwe huis terug te eis.”

Choosing the right solar heating system for your home

A consumer that wants to invest in a home solar water heating system should be careful to choose a system that is able to withstand the weather conditions in the area where he or she lives.

That’s the word from Graham Mundy, founder and managing director at Solar Beam, a pioneer of South Africa’s solar water heating solutions market. He says that most consumers are unaware of the differences between ‘indirect’ and ‘direct’ solar heating systems, with the result that many are duped into buying the wrong system for their homes.

Mundy says that consumers who live in a part of the country where the outside temperature drops to three degrees Celsius or less at any time of the year must install indirect solar water heating systems in their home.

An indirect system has been protected from freeze damage by an anti-freeze solution in the solar panels and a heat exchanger in the solar geyser.  The sun heats the anti-freeze solution in the panels and the heat exchanger transfers that heat into the water of the solar geyser.  This will ensure that the panels don’t freeze up and burst during winter.

People who live in areas where there is no frost and where it never drops below three degrees can fit direct solar water heating systems in their homes. In direct systems, water is heated in the solar panels and rises directly into the solar geyser.  These systems are slightly more efficient than the indirect systems.

Mundy says that the solar water heating solutions market is rife with confusion because a number of businesses have moved into this market to take advantage of its growth. Consumer interest in solar water heating has soared as a result of climbing electricity prices and a rebate Eskom is offering to homes that buy solar systems. Where there were once only nine companies supplying solar water heating solutions in South Africa, there are now more than 400, many of them opportunists without the experience or technology needed to provide a sound solution to business and residential customers.

“Don’t be misled by a slick salesman or a company’s well-known brand,” Mundy advises. “Instead, ask your proposed supplier how long the product has been active in the solar water heating solutions market. Many established companies with high-profile brands are only now joining the solar heating industry without the core competencies needed in the solar field. Sadly the consumer is paying the price for the proliferation of suppliers who lack the necessary experience. ”

Make sure that the company you choose has been in business longer than its guarantee and ask for references, preferably from a client who has had a system for five years or more.  Also ensure that your solar system of choice has the full SABS Mark of Approval. Do not confuse this baseline requirement with an SABS Compliancy Certificate, which is a once-off test on one item and does not guarantee continued quality.
The Compliancy Certificate is merely the first step towards becoming SABS Mark Approved. Also check that the SABS Mark of Approval applies to the entire system and not just to one or two components, says Mundy. “All too often, we see companies claim that they have the SABS Mark when they are using a solar geyser with the Mark and fitting it with a non-approved solar panel,” he adds.

Mundy says that consumers should be also wary of imported products, however good their credentials and certifications sound. “Foreign accolades are often meaningless in our harsh South African conditions,” says Mundy.

Many companies are trying to sell solutions based on glass tubes into the market, which are a poor fit with local conditions. Flat-plate technology is a better fit for South African weather conditions, says Mundy.

Mundy also cautions consumers against ‘retrofitted’ solutions, where a solar panel is simply connected to an electric geyser. The quality and performance of a retrofitted solution will not be up to the level offered by a dedicated solar system.

“The cost-savings of this approach might look attractive, but these solutions deliver disappointing results,” says Mundy. “One of the many reasons is that an electric geyser will cycle its contents electrically in around three hours, while a solar geyser needs to store 24 hours of hot water for the whole family’s daily needs.  This water will be heated by the sun over a six hour period.  That means the solar geyser must be bigger and have better insulation than your existing geyser.”

Concludes Mundy: “With the ongoing electricity supply crisis in South Africa, we all have a part to play in conserving energy. Installing a good solar heating system is an excellent way to conserve energy. But it’s important to do your homework so that you choose a solar heating system that gives you ample hot water and that will last you decades.”

Agri SA meets to discuss policy proposals on land

“Agri SA and its affiliated members will participate in earnest in the consultation process for a new land policy which, according to all indications, will establish a much bigger role for the state in the land market for purposes of achieving significant changes in the land ownership pattern. The policy proposals will certainly have an impact on the current asset structure of commercial agriculture and for this reason the outcome of the policy review process is of utmost importance to every farmer and role player in agriculture but also to consumers who rely on the industry to ensure food security,” said Agri SA Commodity Chamber Chair Neels Ferreira, after an information and consultation meeting for members held in Centurion this week.

An Agri SA delegation met with the Minister of Rural Development and Land Affairs, the Deputy Minister and senior officials of the department on 23 June 2010 where a submission was made to Agri SA on the draft policy. However, Agri SA was not provided with the Green Paper as such but expectations are that it will be tabled in Parliament during the month of July. Some of the proposals deal with limitations on private land ownership (land ceilings), a right of first refusal in favour of the state when land is offered for sale, partnerships on state land, the regulation of ownership of land by foreigners and a new land ownership bill.

In light of the submission and discussions with the Minister, Agri SA deemed it necessary to inform its members of the gist thereof and to start with preparations to respond to it. The information and consultation meeting was well attended by senior representatives of the spectrum of Agri SA affiliates who discussed, among other things, the implications of the policy proposals on investor confidence and production.

“Agri SA does not disagree with the government regarding the need for land reform, but is concerned about certain aspects of the Green Paper which will be experienced negatively. Therefore we will participate in a constructive manner in the consultation process and will submit proposals regarding possible alternative approaches where the organisation differs with the points of departure in the Green Paper. For this purpose, Agri SA has established a number of working groups to consider certain issues in depth, such as a right of first refusal for the state, land ceilings, valuations, compensation, state land, institutional arrangements, rural development and a land ownership bill. External expertise will be involved and legal opinions will also be sought,” said Neels Ferreira.

Agri SA will at a meeting of its Transformation Committee and the General Council scheduled for 19 and 20 July 2010 provide feedback from these working groups and will then deliberate further on the content of the Green Paper and the organisation’s approach to the policy proposals contained therein.

Improve Your Credit Record

You are saving for a deposit and looking at numerous houses for sale – but before you start applying for bonds, ensure your credit record is in order.

The better your credit record, the more negotiating power you have with your bank or mortgage originator. A better credit record will typically translate into better terms on your home loan, which will save you thousands of rands over the period of the loan.

Here are some tips to improve your rating:

  • Always pay your bills on time
  • Don’t wait for a phone call or final warning letter as reminder – pay bills before they are due. Make sure you have money in your bank account to pay off debit orders, as a failed debit order will immediately reflect on your record and will cost a fortune in bank charges
  • If you cannot afford payments in a specific month, explain yourself to the creditor and make alternative arrangements. If you have failed to make payments in the past, explain the reasons to the creditor, for example, illness, redundancy, etc. This will be added to your file and can help you to get credit in future.
  • Do not let late payments end up in court
  • Once you have received a summons to appear in court for non-payment, you will have problems getting credit in future. Therefore, try to make alternative arrangements with creditors, or ask for professional help when you fall into financial difficulty.
  • Where you work, stay and bank

The purpose of a credit record is for creditors to assess how risky it is to extend a loan to you. The longer you stay at the same place, work at the same company and use the same bank account, the less risky they think you are.

It is important to note that family members who live or used to live at the same address as you, can influence your credit rating too. If you are estranged from your family, inform the credit agency. Also, registering as a voter can help your credit rating – the electoral register is the first place agencies look to check your home address. Even if it is not election time, you can still contact your local municipal electoral office to double check your registration and details.

Banks (and other companies) will also use previous dealings with you to help assess your behaviour and determine whether you will pay back loans. If you, for example, are not regularly paying your credit card, it is unlikely that the bank will think you will be a responsible home loan repayer.

Check your credit record.

Ensure the information on your credit record is accurate and up to date. There are various websites available where you can get access to your details. www.transunion.co.za allows you to check out your credit record for free, while a detailed report is available for R20.

Check everything – are all your debts correctly listed? Are there any inaccuracies on your repayment history, or previous address details? Errors on the latter can lead to you being judged on someone else’s credit history, or incorrectly link your finances with someone else’s. Close inactive accounts.

If you disagree with anything on your file, write to the agency and request that it is changed. Sometimes you will have to correspond with the company that originally filed the data. Be concise, clear and accurate. Do not pay credit repair agencies to improve your credit rating – if there are mistakes on your file, you can fix them yourself for free.

It is recommended to check your credit record once a year or 18 months, or before you make any big loan applications.

ERA beoog ‘meer aksie’ vir slim verbruikers

Die ERA Suid-Afrika eiendomsgroep verwag sterk groei in die nabye toekoms, gegrond op ‘n nuwe strategie wat by die multi-nasionale ERA-groep se onlangse sakekonferensie in Amerika onthul is.

Die kern van die nuwe strategie is ‘n besef dat die wêreld se eiendomsmarkte ‘n algehele gedaanteverwisseling ondergaan het en dat die hedendaagse verbruiker meer kennis het en meer in eiendomstransaksies verwag.

In sy toespraak by die onlangse ERA Suid-Afrika nasionale toekenningseremonie het uitvoerende hoof Gerhard Kotzé daarop gewys dat navorsing in Amerika ‘n sistematiese verandering in verbruikers se koopmetodes toon. “Hulle is altyd op die net ingeskakel en het talle aanlyn bronne van inligting. Gevolglik verwag hulle nie rou data van hulle eiendomsagente nie aangesien hulle dit self kan bekom. Hulle verwag eerder dieper kundigheid.

“Gevolglik is ons nou daarop gerig om ‘n groep makelaars en agente te skep wat slimmer te werk gaan deur samewerking, deel van kennis en die lewering van waarde in elke stap van die huiskoop proses – dus die beter aanwending van ons breër gemeenskap eiendomsmakelaars en –agente tot voordeel van verbruikers.”

Die boodskap aan verbruikers, sê Kotzé, is dat ERA Suid-Afrika ‘n beleid gaan volg van “’n bietjie minder praatjies en baie meer aksie”. In dié opsig het ERA ‘n nuwe aanlyn verkoopstelsel en aanlyn program vir die bestuur van kliënteverhoudinge, sowel as ander innoverings, bekend gestel.

Die maatskappy verwag aansienlike groei oor die volgende 18 maande danksy dié nuwe inisiatiewe en die opgehoopte vraag in die herstellende mark.

Standard Bank se direkteur van huislenings, Funeka Ntombela, wat die gehoor by die toekenningseremonie toegespreek het, het gesê die eiendomsmark is beslis besig om te herstel en dat die bank vanjaar markgroei van 5%, 7% volgende jaar en 10% in 2012 verwag. Sy het egter ook gesê dat die meer omsigtige benadering tot krediet in plek gaan bly en dat die tyd vir “goedkoop” geld verby is.

“Die reëls van die spel het verander en riskobepaling is van sleutelbelang vir banke wat huislenings toestaan.”

Nuwe munisipale komitee mors belastingbetalers se geld

Mnr Stephen Hoffman, voorsitter van die Soutpansberg Distrik Landbou Unie (DLU), sê in ‘n mediaverklaring dat die byna desperate optrede van die Nasionale Minister van Plaaslikeregering en Tradisionele sake, Mnr. Sicelo Shiceka, om ‘n Munisipale Openbarerekeningkomitee daar te stel, as lagwekkend beskou kan word.

Volgens ‘n SALGA Besprekingsdokument “Draft Framework for establishment of Municipal Public Accounts Committees (MPAC)” moet daar nou nog ‘n komitee gestig word. Dit is buiten die Oudit komitee en die Portefeulje komitee van Finansies wat reeds veronderstel is om te funksioneer. Die Besprekingsdokument doen groot moeite om aan te dui dat die Munisipale Openbarerekeninge komitee nie net ‘n duplisering is van reeds bestaande komitees (oudit en portefeulje komitee van finansies) is nie – maar slaag nie heeltemal daarin nie.

Volgens die Besprekingsdokument is die primêre funksies van die Munisipale Openbarerekeninge komitee:

  • Om al die komitee se aktiwiteite aan die munisipale raad te rapporteer
  • Om die munisipaliteit se kwartaal en jaarverslae te hersien en ‘n oorsigverslag daaroor voor te berei
  • Moet die finansiële state en ouditverslae van die munisipaliteit ondersoek en moet aanbevelings maak om die kwaliteit van state te verbeter
  • Moet openbare aanspreeklikheid en deursigtigheid bevorder
  • Om aanbevelings aan die Raad te maak
  • Het toegang tot alle inligting wat die komitee mag benodig vir die uitvoering van die take

Volgens die dokument moet die komitee nog in die 2010/11 finansiële boekjaar ingestel word. Die vraag is indien die komitee as ‘n artikel 79 (Munisipale Strukture wet) ingestel word, waarom wor die Portefeulje komitee van Finansies nie net aangepas nie? Meer nog, die Besprekingsdokument beveel aan dat die komitee ondersteun moet word deur personeel. Die personeel mag nie ook ondersteuningsdienste vir ander komitees behartig nie. Die Raad moet ook verseker dat die komitee oor die nodige begroting, administratiewe koordinasie en navorsingsondersteuning beskik.

Soos tipies in krisisbestuur gebeur, word ‘n nuwe komitee op rade geforseer sonder deeglike beplanning en sonder dat daar vir die komitees in die begrotings voorsiening gemaak word. Meer nog, gaan die raadslede op die komitee addisioneel vergoed word? Die vraag is alreeds waar die geld vandaan gaan kom om nog ‘n komitee met eie begroting en personeel te onderhou?

Daar moet eers aandag geskenk word om die huidige komiteestelsel aan die gang te kry. Die eerste doelwit behoort te wees om die huidige oudit en finansiële portefeulje komitee optimaal te laat funksioneer. Dit is gewoon ‘n mors van swaarverdiende belastingbetalers se geld om nou nog ‘n ekstra komitee te probeer vestig terwyl dit wat reeds daar is nog nie na behore funksioneer nie.

Volgens mnr Hoffman is dit duidelik desperate mense wat oor en oor nuwe strukture uitdink sonder om dit wat reeds daar is, net aan die werk te kry. Hy het gesê die voorgestelde komitee is dood gebore. Belastingbetalers behoort ten sterkste hierteen beswaar te maak.

Kuier saam met Zak vir ’n nuwe lewe

Asma eis kranige leerling

Michael Bensien van Thabazimbi wat Dinsdag 29 Junie oorlede is na ‘n asma-aanval.

THABAZIMBI – ‘n Jong asmalyer, Michael Bensien (12), is Dinsdag oorlede na ‘n erge asma-aanval.

Michael was ‘n graad 6 leerling verbonde aan Laerskool Thabazimbi. Hier het hy uitstekend op akademiese gebied presteer. Nieteenstaande die asma was hy ook ‘n toegewyde krieketspeler en briljant op die gholfbaan. Volgens sy ouers en vriende het Michael altyd gelag en was hy nooit kwaad vir iemand nie. Hy het veral uitgesien na sy dertiende verjaarsdag op 4 Desember.

Michael was sedert sy babadae ‘n asmalyer. Hy is direk in die Thabazimbi Hospitaal opgeneem nadat hy die aanval gehad het. Alles was egter tevergeefs en twee ure na die aanval is hy oorlede.

Die begrafnis vind Maandag 5 Julie om 11:00 vanuit die AGS Kerkgebou plaas. Michael word oorleef deur sy ouers, Kobus en Heleen Bensien, en ‘n broer James (20).
