Positiewe reaksie vir dierebeskerming

THABAZIMBI – Oorweldigende positiewe reaksie is ontvang na verlede week se berig in Die Kwêvoël aangaande die totstandkoming van Thabazimbi se eie dierebeskermings organisasie (TAR).

TAR het ook reeds ‘n hond ingeneem wat beskikbaar is vir aanneming. Enigeen wat bereid is om ‘n goeie huis te bied kan gerus vir Tania (084 885 6487) kontak.

TAR benodig dringend beddegoed en enige kombers, ou handdoeke, gordyne, kussings of tuinstelkussings sal waardeer word. Verder benodig hulle kos- en waterbakke asook skenkings van honde- en katkos.

Skenkings van enige aard is baie welkom, items wat nie gebruik nie, sal verkoop word om ekstra fondse te genereer vir die versorging van die diere.

Top tips when looking at flats to rent

You are venturing out of your parents’ house for the first time, or have decided to look for a new place to stay. This is what you should keep in mind when looking at flats to rent:
* Paperwork
Make sure you have all your paperwork in order. Prospective landlords or leasing agents will require references from previous landlords, proof of income and details about your credit record.
* Know how much you can afford
Before you start looking at flats to rent, work out what you can afford. A guideline is never to pay more than 30% of your take-home pay. If you need a cheaper place, consider moving in with roommates. Ask about additional charges – are the water and electricity included or not? Do you have to pay extra for parking? If you really like the flat but find it too expensive, try to negotiate a better deal. Often landlords are willing to lower the rent if you sign a longer lease.
* Make your list of must-haves
This can save you a lot of time when you start looking at flats to rent. If you need safe parking or laundry facilities, for example, find out whether the specific facilities are available before you make a viewing appointment.
* Inspect the flat carefully
If there are any signs of damage, ask if it will be repaired. If not, make a list of all the problems before you move in, and send an email to the landlord. Keep a copy of this to ensure that you are not held responsible for it at the end of the lease. Also ask if you can make any changes or additions, for example extra shelves or a new carpet, and if so, if it can be claimed back from the landlord.
* Read the lease
Know what you’re letting yourself in for and make sure you understand everything that will be expected of you.

Distriksmunisipaliteit skryf skulde af

NYLSTROOM – Vier raadslede se selfoonskulde wat reeds vir vier jaar uitstaande is, is onlangs deur die Waterberg Distriks Munisipaliteit (WDM) afgeskryf, onder andere dié van die Thabazimbiese burgemeester, Naledi Matlou.

Matlou het egter besluit om sy skuld van ongeveer R4 500 te betaal. Van die ander drie raadslede, is twee tans werkloos en die derde, ene A.S. Seabi, het ‘n goeie pos in ‘n provinsiale departement.

Raadslede kry maandeliks ‘n toelaag van ongeveer R900 om munisipale diens-oproepe te maak. Enige selfoonrekening wat hierdie bedrag oorskry moet deur die raadslid self betaal word.

Volgens Matlou, wat destyds lid van die Waterberg Distriks Munisipaliteit (WDM) was, het daar destyds ‘n geskil tussen raadslede en die WDM ontstaan oor die periode tot wanneer die toelaag geld, aangesien die verkiesing en daaropvolgende prosesse sowat ‘n maand geduur het. Die WDM het egter besluit om die toelaag te beëindig op die dag wat die verkiesing plaasvind.

Volgens ‘n verslag van ‘n WDM-vergadering is daar besluit om die selfoonskulde van voormalige raadslede af te skryf, nadat pogings om die skulde te vorder, onsuksesvol was.

‘n Korrespondent in Lephalale het aangedui dat dieselfde probleem by hierdie Munisipaliteit ondervind word, waar die lys van skuldenaars heelwat langer is en dit ook amptenare insluit. Hierdie Munispaliteit het egter regstappe geneem om agterstallige selfoonskulde in te vorder.
Soortgelyke probleme kom nie by die Thabazimbi Munisipaliteit voor nie.

Ons lesers skryf – Gou om af te skakel…

My huis se elektrisiteit is verlede Vrydag 15:00 deur Thabazimbi se Munisipaliteit afgeskakel. Ek en my gesin was die hele naweek sonder krag.
Ek het natuurlik Maandag eerste ding my munisipale rekening (insluitend aansluitingsfooie) betaal. Hulle het belowe dat die krag teen die einde van die dag aan sou wees. Teen Woensdagmiddag was my krag nog steeds nie aangeskakel nie.

Ek erken: ek was verkeerd om te lank te wag om die rekening te betaal. Ek het die nodige kennisgewings ontvang om my te waarsku teen laatbetaling. Maar partykeer gaan dinge maar holderstebolder en ek het nagelaat om die krag te betaal.

Maar waarom die krag op ‘n Vrydagmiddag afsny? Kry die Munisipaliteit een of ander vorm van genot daaruit om mense vir ‘n hele naweek sonder krag te laat? En waarom die vertraging om dit weer aan te skakel? Dit voel nou sommer vir my soos dubbelstraf vir my agterlosigheid.
En moenie vir my sê dis omdat hulle onbevoeg is om die werk te doen nie. Hulle is baie bevoeg om krag te sny. Heraansluiting kan nie so moeilik wees nie?

Ek lewer self dienste in en om Thabazimbi vir baie jare al en al my kliënte kan beaam dat hulle nog altyd uitstaande diens ontvang het. Ons is trots om goeie diens aan mense te lewer – vinnig en kwaliteitsgewys. Hoe moet ‘n inwoner van die mooiste en besonderste dorp in die provinsie nou voel met sulke diens?

How to: Sell Your Property Faster

The market is recovering, but many properties remain on the market for some time as almost half of prospective buyers struggle to find financing. This is how you can sell your property faster:
* Finish your to do-list
The message you want to send to prospective buyers is that your property has been properly maintained. Now is the time to fix dripping taps, leaking pipes, squeaking doors and broken windows. It may take a day or two of hard work, but get all the little repairs out of the way. If it bothers you, it will bother prospective buyers.
* De-clutter your property
It is time to get your property show-ready. Create a spacious look by packing away all the clutter – old newspapers and magazines, big, bulky furniture, unused kitchen appliances, extra toiletries, toys and family photographs. The aim is to de-personalise your house, apartment or office and create some space; prospective buyers must be able to imagine themselves living or working there. Some experts say as much as a third of your things should go.
* Do a pre-sale inspection
While you might feel this is a waste of money, an inspector will be able to point out problems that might make it difficult to sell your property and that you need to fix first. On the other hand, an inspection showing everything is in order can be used as a marketing tool to your advantage.
* How clean is your property?
Everything should be spotless – steam clean carpets, wash the windows, let the bathroom look as if nobody has ever been in it before. Bathrooms and kitchens in particular are big selling points for homes and flats – make sure yours is clean enough to be featured in a Handy Andy advertisement. Consider power washing the outside too.
* Stage your property
If you don’t have the budget to hire an expert, there are various websites offering free tips and advice to stage rooms. The idea is to highlight the best features of every room. You might need to move furniture around – a chair that is limiting the space in the living room, might create a pleasant reading nook in the sunny foyer. If you are taking pictures to post on your website advertisement, make sure you highlight the fireplace and not the back of an old couch. Make sure there are no unpleasant smells anywhere, and have some fresh flowers on display.
* Curb appeal
First impressions count, and many prospective buyers won’t even bother entering if they don’t like what they see from the street. Mow the lawn, paint the outside door, fix the number sign. Consider planting flowers to add some colour. The outside should be neat, clean and inviting.
* Marketing
People are increasingly shopping for houses on the internet before they bother to sit a foot out the door. Pick a respectable website and make sure you provide sufficient information on the property – e.g. size, number of bedrooms, bathrooms, parking and security. Pictures are incredibly important – make sure yours highlight the selling points of your property.
* Price it right
Your property can tick all the boxes, but if it is priced too high, it will be stuck on the market. Do your homework and make sure you have a realistic estimate of what similar properties in your area have achieved over the past few months. If you are really desperate to sell, consider adding additional incentives to the package, e.g. by offering to cover a part of the transfer costs.

VAT concessions for developers should be hastened

Developers in dire need of a cashflow shot in the arm should be accommodated with the earliest possible introduction of the proposals to adjust VAT clawbacks that have been announced by Minister Pravin Gordhan.

Gerhard Kotzé, CEO of the ERA South Africa property group, says this would go a long way towards stimulating the development market which has taken a severe beating since the global credit crunch.

Kotzé says developers currently have to deal with a VAT “trap” where, due to a technicality in the existing VAT structure, when they are unable to sell units and are forced to rent their stock, they are obliged to pay VAT on building materials and are unable to claim VAT back on the leased units.

“Now as I understand it, the intention is to help generate cashflow for developers by allowing clawbacks of their VAT for leased units and investigations are reportedly under way by Treasury to determine an equitable value and rate of clawback. And we would urge the Minister to forge ahead with these changes as soon as possible. Delays raise the suspicion that commitment is weakening.”

The latest building activity figures from Stats SA, he notes, indicate that there is ongoing weakness in residential building activity, with a 34% year-on-year decline in buildings completed.

“However the decline in building plans passed has slowed sharply from -49% yoy in August last year to around -15% yoy so there is definitely a desire among developers to get going again.

“Clearly then, now would be a good time to give things a kick-start with the rapid implementation of the VAT concessions. The changes would be felt across the board by the construction sector and developers, and would also help to create desperately needed jobs.”

Kotzé says the VAT situation is of course not the sole reason for developers’ current woes. “Previously high interest rates, restricted bank lending and of course consumer indebtedness have all contributed.

“However holding costs are a major problem for developers and the proposed VAT changes would definitely help in that respect, setting the scene for a more normalised flow of new housing stock to the market.”

Die stoeiers van Rhino Stoeiklub het aan die Sarel Bester ope toernooi deelgeneem wat op Saterdag 26 Junie te Benoni plaasgevind het. Die stoeiers het hul behoorlik van hul taak gekwyt en met drie brons, een silwer en twee goue medaljes huistoe gekom. Hulle is ook nou al hard aan die oefen vir die SA Kampioenskappe wat in Oktober plaasvind. Enigeen wat belangstel is welkom om te  kom kyk hoe hulle oefen elke Maandag en Woensdag by Bonanza van 17:30 tot 20:00. Helpende Hand se eerste Afrikaanse loopbaangids bekendgestel

Solidariteit Helpende Hand se eerste omvattende loopbaangids wat fokus op skaars en kritieke vaardighede in die Suid-Afrikaanse arbeidsmark is pas deur die organisasie se Afrikaanse Beroepsleidingsdienste vrygestel. Die Helpende Hand Loopbaangids, wat spesifiek vir hoërskoolleerlinge saamgestel is, sal jongmense help om ingeligte loopbaankeuses te maak en hulle terselfdertyd aanmoedig om meer soos entrepreneurs te dink.
Volgens dr Danie Langner, uitvoerende direkteur van Solidariteit Helpende Hand, sal die gids leerlinge nie net help om die regte studierigting te kies nie, maar hulle ook wys waar vaardigheidstekorte in die arbeidsmark is. “Sodoende sal jongmense na afloop van hulle studies verseker wees van werk en ‘n loopbaan in Suid-Afrika,” sê Langner.

Die gids dek ‘n verskeidenheid onderwerpe wat relevant is vir leerlinge en werkende jongmense. Verskeie kundiges, soos mnr Flip Buys, dr Langner, dr Dirk Hermann, dr Steve Booysen en prof Louis Jacobs, deel hulle kennis en gee jongmense wyse raad oor hoe om ‘n sukses van hulle lewe in Suid-Afrika te maak.

“Indien jy jou aanleg en belangstelling kan kombineer met ‘n skaars en kritieke vaardigheid gaan jy nie net doen waarvan jy hou nie, jy gaan gelukkig wees in wat jy doen,” sê Langner.

Volgens hom is jongmense dan ook verseker van werk as gevolg van die vaardigheidstekort wat tans in Suid-Afrika heers.

Die gids sal jongmense laat dink en hulle opgewonde maak oor die beroepswêreld. “As jy jou roeping gevind het en jou werk vir jou lekker is, is jy halfpad suksesvol in wat jy doen,” voeg Langner by. Volgens hom is dit vir Helpende Hand belangrik om vir kinders hoop te skep vir hulle toekoms in Suid-Afrika.

Groot fees herdenk Boeremusiek

LEEUPOORT – Die boeremusiekgilde van Suid-Afrika is vanjaar 21 jaar gelede gestig,  daarom gaan daar op 4 September groot fees gevier word op Leeupoort Vakansiedorp – waar die enigste monument ter ere van boeremusiek destyds opgerig is.

‘n Totaal van 15 konsertinaspelers gaan die feesgangers op Boeremusiek uit die boonste rakke trakteer.  Nico van Rensburg, Manie Bodenstein, Dries Laas, Neels Ackerman, Frank Taylor, Wikkel Fanie du Plessis, Piet Swart en Jaco Eckard sal onder andere daar optree.  Die Vastrap Boere-orkes wat al van 1962 saamspeel en die eerste boeremusiek-orkes is wat nog by die Bloedrivier-feesterrein opgetree het, maak ook hulle buiging op Leeupoort.

Ander orkeste is die Harmonie Boere-orkes van Rustenburg, die Naboomspruit Vastrappers, Thabazimbi se eie Sekelbos Orkes, Madelein Potgieter en haar Karringmelk Orkes, almal dames.  Willie Saunders se Orkes is die wenners van die Radio Pretoria Boere-orkeskompetisie in 2009.  Christo Wolmarans van Kempton Park bring sy junior orkes.  Daar gaan ook die geleentheid wees om te luister na ‘n jong dogter wat die konsertina op ‘n besondere manier speel.

Gaskunstenaars vanjaar is GERT VAN TONDER van GROEP 2, HEKKIE DE LA QUERRE met sy WONDERKITAAR en JANNIE CELLIERS wat die SAAG BESPEEL.
